Jardin Exotique

The Jardin Exotique district, located on the western slopes of the Principality near the border with the French commune of Cap-d’Ail, is renowned for its tranquil atmosphere and breathtaking panoramic views of the sea and Italy. This elevated part of Monaco combines natural charm, historical heritage, and modern residential infrastructure, remaining one of the most desirable locations for living and investment.

Development of Jardin Exotique — the history of the district

The district takes its name from the famous Exotic Garden of Monaco, established in the early 20th century under the initiative of Prince Albert I. Its official opening took place in 1933, and since then Jardin Exotique has become one of the Principality’s iconic natural landmarks.

The current boundaries of the area were formally defined in 2013, although active residential development began much earlier — in the second half of the 20th century. During that period, the first residential buildings, educational institutions, and infrastructure facilities appeared. Today, Jardin Exotique blends timeless architecture, modern residences, and green spaces, shaping the image of contemporary Monaco — elegant, sustainable, and focused on a high quality of life.

Main attractions

  • Exotic Garden of Monaco (Jardin Exotique de Monaco) — one of the Principality’s signature landmarks. It is home to thousands of plant species of cacti and succulents imported from South America, Africa, and the Arabian Peninsula.

  • Observatory Cave (Grotte de l’Observatoire) — a natural limestone cave about 100 meters deep, featuring unique stalactites and archaeological discoveries that testify to the prehistoric settlement of Monaco.

  • Museum of Prehistoric Anthropology — a research center located within the garden, exhibiting archaeological findings discovered in the cave.

Infrastructure and advantages

Jardin Exotique is primarily a residential district offering everything needed for comfortable living:

  • prestigious schools and kindergartens;

  • shops, cafés, and daily services located along Boulevard du Jardin Exotique and Avenue Hector Otto;

  • modern residential buildings with panoramic terraces and underground parking;

  • excellent connectivity: elevators and tunnels link the district with La Condamine and Fontvieille, while road connections provide quick access to the French border.

In addition, the area offers:

  • panoramic views of the sea, Monaco and the Italian coastline;

  • spacious apartments compared with those in the central districts;

  • an attractive quality-to-price ratio

Thanks to its abundance of greenery, schools, and well-developed infrastructure, Jardin Exotique is particularly popular among families and permanent residents.

Residential complexes

The Jardin Exotique area features a collection of modern residences and new architectural developments, creating a harmonious living environment with views over the entire Principality. It brings together both landmark buildings and new-generation projects — from the prestigious L’Exotique to the large-scale Le Bel Air, which will become one of the district’s most significant residential developments.
