Fontvieille

Located in the western part of the Principality, Fontvieille borders the French municipality of Cap d’Ail and enjoys a privileged waterfront setting.

The district was developed on reclaimed land and today forms a harmoniously planned urban area of approximately 32 hectares.

From an Engineering Project to a Prestigious Residential District

The history of Fontvieille began in the 1960s, when Prince Rainier III initiated the creation of a new district to address the Principality’s limited land resources. This project became Monaco’s first large-scale maritime land-reclamation initiative.

Built primarily during the 1970s and 1980s, Fontvieille was initially conceived as an industrial and office zone, housing companies, warehouses and administrative buildings. Over time, the district underwent a profound transformation, giving way to residential developments, parks and landscaped living spaces.

In recent years, Fontvieille has continued to evolve in line with contemporary sustainable-architecture principles, including green roofs, optimised traffic flows, modern technical infrastructure and the creation of new public spaces along the harbour. These initiatives help preserve a harmonious balance between urban comfort and the natural environment.

Infrastructure, Parks and Landmarks

Fontvieille combines industrial zones, office buildings and residential quarters, along with a wide range of key infrastructure facilities. The district is home to:

  • the Princess Grace Rose Garden and its landscaped park;

  • Stade Louis II;

  • the Jardin Animalier (zoological garden);

  • Fontvieille Marina, the heart of the district, offering harbour views from many residences;

  • Fontvieille Heliport, providing direct connections to Nice Airport and other destinations;

  • a major shopping centre and several museums.

Fontvieille is valued for its strategic location, excellent infrastructure and abundant green spaces. Appreciated for its tranquillity and exceptional quality of life, the district attracts an international clientele seeking prestigious seafront properties.
